Houston – PinPoint Commercial, a leading developer of commercial and industrial properties throughout the United States, announced today that it has been selected to develop and lease a 243 door, 153,853, sf cross dock freight facility to FedEx Freight East, Inc, a Segment of FedEx Corporation. Terms of the transaction were not disclosed.
Because of FedEx Freight’s continued growth and market expansion, it needed a market presence in the strategic industrial area of Northwest Houston. They found PinPoint Commercial’s Satsuma Station Industrial Park as an ideal location to fill this need. Located on 115 acres near the intersection of Highway 290 and FM 1960, this soon to be fully developed industrial park is located near several transportation corridors, including Beltway 8, Highway 290 and Highway 6, as well as the Union Pacific Railroad. The FedEx Freight facility will be one of the marquee projects within the park, encompassing over one third of the total acreage
of the park.
It is believed that this new location will be the largest hub in the FedEx Freight network. In fact, freight needs in the Houston area are estimated to grow so rapidly that FedEx decided to expand the size of the terminal from its original plan by about 1/3rd . Satsuma Station is also in a strategic location for this northwest Houston facility as it serves the heavy industrial businesses
in this area.

This project is expected to be complete and open by the second quarter, 2008. Current estimates show that, at full capacity, this cross-dock facility will load and unload up to 500 trucks per day and employ over 100 people. FedEx cross-dock operations are facilities where shipments are received from one mode of transport and transferred to another mode, or where shipments complete one leg of a journey prior to commencement of another journey, ultimately arriving at their final destination.
